Our company specializes in vacation rental properties in the Davenport, Florida area. How are bills paid?
We setup all utility accounts in your name. Telephone and cable are contracts held in our name that we pay from your escrowed account. All income from rentals generated by us will be credited to this account. A detailed statement of the account showing all income and expenses will be e-mailed to you at the beginning of every month together with a detailed list of all future reservations in your home. Maintenance such as pool cleaning and lawn care are covered by your management fees applied monthly. Housekeeping fees are applied when bookings leave your home. Your home MUST remain $1400 in credit at all times!
Below is a realistic example of income and expenses for a home:

|Management of home - $350 which covers Pool Cleaning, Lawn Maintenance, bill paying, sale tax collection, and call facilitations, seeing the guest in and out, and day to day matters. A $20 charge for Incidentals. Pest control inside and out - $25 to $30
|3 bedroom - $75, 4 bedroom - $85, 5 bedroom - $95 per guest that stays in your home. Spring cleaning is done for double the normal rate upon request of our owners.

J and M will work with our homeowners to take care of any home improvements that are needed such as Painting, Tiling and Carpets. We will hire in the teams to get these jobs done at reasonable prices.
All properties must have homeowners hazard insurance in effect at all times to cover the replacement cost of the home and contents as well as medical and general liability. We are able to assist you in this with advice about the best companies to work with. The annual premium will normally be paid by your US mortgage company, if not it will be paid through normal channels.
The home will be covered by our state license. New homes are inspected by the state prior to being added to our licenses. This is to ensure that the home is equipped correctly and safely. In Polk a second local license is required, but we will attend to this on your behalf.
There are four kinds of taxes which have to be dealt with:
This is billed in November for the pervious year and is usually paid together with a mortgage payment or by March 30th.
In Florida there are two sales taxes: a 7% state tax and a county tourist development tax, also referred to as a bed tax, of 5%. This tax is due on the gross amount of all rentals generated and we will collect this and submit all returns and obtain all necessary tax numbers for you. Please inform your bookings that sales tax will be collected in our office for their stay.
Tangible Property Tax
This is set on the value of the furnishings and we strongly advise we do this return for you to save you money. We do, however, levy a small charge of $10 per annum. (This only applies to new homes for registration purposes only)
Annual Tax Return
You may do this yourself or we will recommend an accountant, a qualified CPA, to do this for you. We will supply them with your accounts for the year.
Local and Long distance calls, Canada and Puerto Rico calls, Cable TV, and Internet are free of charge to the guest in the home and will be setup for all new owner accts. A blocking system is attached to the telephone so all guests have to buy time to make international calls.
We highly recommend electric pool heating. Gas is very expensive to operate and guests do not like to pay more then the electrical costs. Solar is completely ineffective if there is no sun. We are able to supply and install electric pool heaters for approximately $3500. We cover the costs of running pool heat by charging the guests to turn it on. At present, the cost is $175 per week or $400 per month +tax.
Damages in the home
If a guest causes damages to a home we retain their credit card number on file. This is very difficult to prove. Most guests do take extremely good care of the home while they are with us but accidental breakage does occur.
The pool is cleaned and chemically treated once a week. The yard is mowed once a week. Housekeeping is provided at the end of each booking. Checks are done prior to the guest arrival into the home. Regular minor maintenance issues are handled as soon as we are able. We try to encourage our guests to call immediately with anything that needs attention.
Sunplash Vacation Homes Booking Systems
Sunsplash undertakes to try and rent your home for you and maintain a reservation system to record all the reservations that come in for your home. We send an updated listing of your bookings monthly so that you can see the bookings that have been placed into the system. J and M nor Sunsplash can not guarantee bookings in your home so we encourage our homeowners to setup a marketing program with our team at Sunsplash. We encourage you to make every effort to rent your home and to call or email us the details we need for the system such as Name of guest, Date of Arrival/ Departure, Pool Heating or Special Amenities, and whether or not you wish for us to collect taxes on our side or not. If your guest wishes to pay by credit card we can assist you in this process. Please give us a call with the credit card details for the booking. There will be a surcharge placed on this form of payment by the Credit card company of 3%. You can view the details of your home at our site and use the site to check availability or show the home to others. Just go to www.Sunsplash.com to the reservation page. In the event you are already booked please pass the booking on to us for another homeowner. You will receive a 10% commission for any bookings you pass to the others. This Service is a separate service provided by Sunsplash Vacation Homes and not really a part of the property management from J and M Management. This service is provided as an additional service for our homeowners.
